What is a Stamp Duty Calculator?
A stamp duty calculator is a free online tool that instantly estimates the state stamp duty, property registration charges, and total acquisition cost when you buy a flat, plot, or house in India. Instead of guessing, this property stamp duty calculator lets you enter your property value, state, and buyer profile to see exactly how many lakhs you will pay on top of the sale price.
Stamp duty and registration are the two largest upfront costs after the property price itself, together adding roughly 5% to 11% of the value. Because rates differ sharply by state and even by the buyer’s gender, a registration and stamp duty calculator is essential for accurate budgeting before you sign any agreement.
Stamp Duty vs Registration Charges
Buyers pay two distinct government charges to validate ownership. Stamp duty is a state tax under the Indian Stamp Act, 1899, that makes your sale deed legally enforceable court evidence. Registration charges are fees paid to the sub-registrar office (SRO) under the Registration Act, 1908, to record the transaction in the public registry and establish title against third-party claims.
| Feature | Stamp Duty | Registration Charges |
|---|---|---|
| Governing Act | Indian Stamp Act, 1899 & State Stamp Acts | Registration Act, 1908 |
| Purpose | State revenue tax on legal document execution | Fee to maintain public ownership records |
| Typical Rate | 2% to 8% of property value | About 1% (often capped, e.g. Rs 30,000 in Maharashtra) |
| Women Concession | Yes, 1% to 2% rebate in many states | Rarely, except select states |
| Section 80C | Deductible up to Rs 1.5 Lakh (Old Regime) | Deductible with stamp duty under 80C |
How is Stamp Duty Calculated? Circle Rate vs Agreement Value
Stamp duty and registration are always charged on the higher of two values: the agreement sale value (the price agreed between buyer and seller) or the government circle rate, also called the ready-reckoner or guidance value, which is the minimum official valuation fixed by state authorities for that locality.
Formula:
Tax Base = higher of (Agreement Value, Circle Rate Value)
Stamp Duty = Tax Base × Applicable Rate %
Registration = lower of (Tax Base × Reg Rate %, State Fee Cap)
Total Acquisition Cost = Tax Base + Stamp Duty + Registration
Example: if you buy a Mumbai flat for Rs 48 Lakh but the ready-reckoner value for that area is Rs 50 Lakh, stamp duty and registration are computed on Rs 50 Lakh, not Rs 48 Lakh.

Stamp Duty Concession for Women in 2026
Most states reward buying property in a woman’s name (or with a woman as first-named applicant) with a lower stamp duty rate. This is one of the easiest legal ways to save lakhs on a purchase.
- Delhi: women pay 4% versus 6% for men — a full 2-point saving.
- Maharashtra: 1% concession for individual women buyers (5% versus 6%). The concession applies to stamp duty only, not to the Rs 30,000-capped registration fee, and not to company or LLP purchases.
- Karnataka: a 1 percentage-point reduction, so 4% instead of 5% on property above Rs 45 Lakh.
- Uttar Pradesh: 1% rebate for women on properties up to Rs 1 crore.
- Rajasthan: 1% rebate (5% versus 6%).
- NRI women are eligible for the concession too, since it is based on gender, not residency.
Worked Example: Charges on a Rs 50 Lakh Flat
Take a Rs 50 Lakh flat in Mumbai. A male buyer pays 6% stamp duty (Rs 3,00,000) plus Rs 30,000 registration (capped) = Rs 3,30,000. A female buyer pays 5% stamp duty (Rs 2,50,000) plus Rs 30,000 registration = Rs 2,80,000, a saving of Rs 50,000. Add legal, documentation, and society-transfer costs of roughly Rs 20,000 for the full picture.

How to Pay Stamp Duty: E-Stamping, Franking & Stamp Paper
There are three main ways to pay stamp duty in India:
- E-Stamping (recommended): the Stock Holding Corporation of India (SHCIL) is the Central Record Keeping Agency and official e-stamp vendor, live in 25+ states and UTs. Pay online, print a tamper-proof e-stamp certificate, and verify it with the UID number. SHCIL charges no fee for the service itself — you pay only the stamp duty.
- Franking: an authorised bank or agent stamps your documents with a franking machine against payment of the duty.
- Physical stamp paper: the traditional non-judicial stamp paper method, now largely replaced by e-stamping to prevent forgery.
Tip: the e-stamping system sometimes defaults to the male rate. Always check the duty percentage on the challan before paying, as refunds for overpaid duty can take 6 to 12 months.
Section 80C Tax Benefit on Stamp Duty
Stamp duty, registration fees, and transfer charges paid on a residential house are deductible under Section 80C up to Rs 1.5 Lakh in the financial year of payment — but only under the Old Tax Regime. Joint owners who each contribute to the purchase can each claim up to Rs 1.5 Lakh separately in their own returns. Estimate the impact with our Income Tax Calculator.
Common Mistakes to Avoid
- Budgeting only for the sale price and forgetting 5%–11% of extra charges that sit outside your home loan.
- Assuming duty is on the agreement value when it is actually on the higher circle rate.
- Underpaying stamp duty — the deed becomes inadmissible in court and can attract penalties from 2% per month up to 200% of the deficit.
- Confusing the women concession with registration — the rebate usually applies to stamp duty only.
- Not verifying the challan rate before payment, leading to slow refund claims.

2026 Stamp Duty Updates You Should Know
- Women rebates expanded: UP now offers a 1% rebate on homes up to Rs 1 crore, boosting registrations in Noida and Ghaziabad.
- E-stamping is now the norm: SHCIL e-stamps and online payment are available across 25+ states and UTs, making physical stamp paper largely obsolete.
- Gift deeds to blood relatives remain heavily discounted — for example a flat Rs 200 in Maharashtra and about Rs 5,000 in UP.
- Wide state variation persists: the same Rs 1 crore flat can cost about Rs 6 Lakh in Bengaluru but around Rs 10 Lakh in Kochi, so location and gender planning matter more than ever.
