Maharashtra
In Maharashtra, property stamp duty for residential property is 6.0% for male buyers (5.0% base + 1.0% Metro Cess/Local Body Tax in urban areas like Mumbai, Pune, Thane, and Nagpur) and 5.0% for female buyers (1.0% women rebate). Registration charges are 1.0% of property agreement value, strictly capped at a maximum of ₹30,000 under the Maharashtra Registration Rules.
Delhi
In Delhi, stamp duty rates are 6.0% for male buyers, 4.0% for female buyers (2.0% rebate), and 5.0% for joint male-female ownership. Registration charges are 1.0% of the property value for all buyers across National Capital Territory (NCT) of Delhi.
Karnataka
In Karnataka, stamp duty is slab-based according to property value: 5.0% for properties above ₹45 Lakhs, 3.0% for properties between ₹21 Lakhs and ₹45 Lakhs, and 2.0% for properties up to ₹20 Lakhs. Registration charges are 1.0% across all property value slabs.
Tamil Nadu
In Tamil Nadu, stamp duty is 7.0% of the property guide value or sale price, and registration charges are 4.0%, resulting in a combined acquisition tax rate of 11.0% across Chennai, Coimbatore, Madurai, and all districts.
Uttar Pradesh
In Uttar Pradesh, stamp duty is 7.0% for male buyers, 6.0% for female buyers (1.0% rebate for property up to ₹1 Crore, capped at max ₹1 Lakh savings), and 6.5% for joint male-female buyers. Registration charges are 1.0% of property value across Noida, Ghaziabad, Lucknow, and all UP districts.
Gujarat

Haryana

West Bengal

Telangana

Andhra Pradesh

Jharkhand

Goa
In Goa, stamp duty is slab-based according to property value: 3.5% for properties up to ₹50 Lakhs, 4.0% for ₹50 Lakhs to ₹75 Lakhs, 4.5% for ₹75 Lakhs to ₹1 Crore, and 5.0% for properties above ₹1 Crore. Registration charges are 3.0% across North Goa and South Goa.
Why Stamp Duty & Registration Fees Vary Across Indian States
Under Entry 63 of the State List in the Seventh Schedule of the Constitution of India, stamp duty on property transfers is a state subject. Each state legislature has statutory power to enact its own Stamp Act, fix stamp duty percentages, introduce municipal cesses (e.g. 1% Metro Cess in Maharashtra), enact progressive valuation slabs (e.g. Karnataka & Goa), or provide gender rebates to female buyers (e.g. Delhi, Haryana, UP, Gujarat). Registration charges are governed under the Indian Registration Act, 1908, but individual state rules set specific percentage fees or statutory ceilings (e.g. ₹30,000 cap in Maharashtra and ₹50,000 cap in Haryana).
