PAYING GUEST (PG) ACCOMMODATION AGREEMENT

(OCCUPANCY TYPE: 2-Sharing Room • MONTHLY BOARDING & LODGING)

This PAYING GUEST ACCOMMODATION AGREEMENT is made and executed on this 1 August 2026 at Bengaluru, Karnataka, by and between:

1. THE PG OWNER / MANAGER (PARTY OF THE FIRST PART):

Suresh Chandra, residing / operating at No. 12, 4th Cross, Koramangala 5th Block, Bengaluru.

(hereinafter referred to as the "PG OWNER", which expression shall, unless repugnant to the context or meaning thereof, include his/her administrators, legal representatives and permitted assigns).

AND

2. THE PAYING GUEST / OCCUPANT (PARTY OF THE SECOND PART):

Rohan Kapoor (holding Aadhaar No: 1234 5678 9012).

(hereinafter referred to as the "PAYING GUEST", occupying the premises on a purely temporary personal license basis).

WHEREAS the Licensor is the sole absolute legal owner of the residential property situated at:

SCHEDULE OF PG PREMISES: Royal Palms PG, House No 42, Koramangala 5th Block, Bengaluru 560095 (Room Category: 2-Sharing Room)

WHEREAS the PG Owner operates a paying guest boarding and lodging facility at the scheduled premises; AND WHEREAS the Paying Guest has applied to occupy a bed/room in the facility along with meals and shared amenities on a temporary personal license basis commencing from 1 August 2026; AND WHEREAS the PG Owner has accepted the application on the covenants stipulated hereunder:

PG ACCOMMODATION RULES & CHARGES:

1. GRANT OF PG OCCUPANCY LICENSE:
The PG Owner grants to the Paying Guest a temporary, revocable personal license to occupy a shared accommodation (2-Sharing Room) in the scheduled premises commencing on 1 August 2026. This agreement confers only a personal right of occupation and does not create any tenancy or leasehold right.
2. MONTHLY PG CHARGES & DUE DATE:
The Paying Guest agrees to pay monthly PG charges of Rs. 11,000/- (Rupees Eleven Thousand Only) per month, payable in advance on or before the 5th day of each English calendar month.
3. INTEREST-FREE REFUNDABLE SECURITY DEPOSIT:
The Paying Guest has deposited an interest-free refundable security deposit of Rs. 15,000/- (Rupees Fifteen Thousand Only). This deposit shall be refunded upon vacating with 30 days prior notice, after adjusting any pending dues or verified damages.
4. MEALS & DINING PROVISIONS:
Food Provision: Breakfast & Dinner Included. The Paying Guest shall adhere strictly to mess timings. Cooking inside bedrooms is strictly prohibited.
5. INCLUDED AMENITIES & UTILITIES:
The monthly charges include access to: WiFi Internet, Hot Water Geyser, Daily Housekeeping & RO Drinking Water. The Paying Guest shall use water and electricity conservatively.
6. HOUSE RULES, CURFEW & VISITOR POLICY:
Gate closes at 10:30 PM. No outside visitors allowed inside bedrooms. No smoking or alcohol on premises. No unauthorized overnight guests are permitted without written management approval.
7. PROHIBITION OF ALCOHOL, SMOKING & SUBSTANCE USE:
Possession or consumption of alcohol, tobacco, narcotics, or dangerous items within the premises is strictly forbidden. Violation shall result in immediate summary termination and forfeiture of deposit.
8. CARE OF FIXTURES & KEY HANDOVER:
The Paying Guest shall keep the allotted bed, wardrobe, and room fittings in good repair and return all keys upon departure.
9. TERMINATION & 30-DAY NOTICE PERIOD:
The Paying Guest shall serve at least 30 days prior written notice before vacating the facility, failing which 1 month's fee shall be forfeited in lieu of notice.
10. GOVERNING LAW & JURISDICTION:
This agreement shall be governed by the laws of India and subject to the exclusive jurisdiction of the competent civil courts situated at Bengaluru.
