MONTH-TO-MONTH RENTAL AGREEMENT

(FLEXIBLE MONTHLY RESIDENTIAL TENANCY • 30-DAY NOTICE)

This MONTH-TO-MONTH RENTAL AGREEMENT is made and executed on this 1 August 2026 at Bengaluru, Karnataka, by and between:

1. THE LANDLORD / LESSOR (PARTY OF THE FIRST PART):

Ramesh Kumar, residing at 102 Sunrise Apartments, MG Road, Bengaluru.

(hereinafter referred to as the "LANDLORD / LESSOR", which expression shall, unless repugnant to the context or meaning thereof, include his/her legal heirs, executors, administrators and permitted assigns).

AND

2. THE TENANT / LESSEE (PARTY OF THE SECOND PART):

Priya Sharma, having permanent residence at H.No 45, Sector 15, Noida.

(hereinafter referred to as the "TENANT / LESSEE", which expression shall, unless repugnant to the context or meaning thereof, include his/her legal heirs, executors, administrators and permitted assigns).

WHEREAS the Licensor is the sole absolute legal owner of the residential property situated at:

SCHEDULE OF RENTED PREMISES: Flat 301, Palm Heights, Indiranagar, Bengaluru

WHEREAS the Landlord is the absolute and lawful owner of the residential premises described in the Schedule herein; AND WHEREAS the Tenant has approached the Landlord to take on monthly residential tenancy the said premises commencing from 1 August 2026; AND WHEREAS the Landlord has agreed to let out the demised premises to the Tenant on a flexible month-to-month basis on the covenants set forth hereunder:

TERMS AND CONDITIONS OF MONTHLY TENANCY:

1. MONTH-TO-MONTH TENANCY TERM:
The Landlord grants to the Tenant a periodic month-to-month residential tenancy of the demised premises commencing from 1 August 2026. The tenancy shall automatically renew at the end of each calendar month on the same terms unless terminated by either party.
2. MONTHLY RENT & PAYMENT SCHEDULE:
The Tenant agrees to pay to the Landlord a monthly rent of Rs. 20,000/- (Rupees Twenty Thousand Only) per month, payable in advance on or before the 5th day of each English calendar month via electronic transfer or cheque.
3. INTEREST-FREE REFUNDABLE SECURITY DEPOSIT:
The Tenant has deposited with the Landlord an interest-free refundable security deposit of Rs. 50,000/- (Rupees Fifty Thousand Only). This deposit shall be refunded upon vacating after adjusting unpaid rent, utility dues, or structural damages.
4. TERMINATION & 30-DAY NOTICE PERIOD:
Either party may terminate this monthly agreement at any time by serving 30 days prior written notice to the other party.
5. UTILITIES & ELECTRICITY CHARGES:
The Tenant shall pay all charges for electricity consumed as per actual sub-meter readings and municipal water charges directly to the concerned authorities.
6. PERMITTED RESIDENTIAL USE:
The demised premises shall be used exclusively for private residential living by the Tenant and immediate family members. No commercial or hazardous activity is permitted.
7. PROHIBITION ON SUB-LETTING:
The Tenant shall not sub-let, assign, or part with possession of the premises or any part thereof to any third party without prior written consent from the Landlord.
8. MAINTENANCE & HANDOVER CONDITION:
The Tenant shall keep the premises in clean, hygienic, and tenantable condition and hand over the premises in the same good order upon termination, normal wear and tear excepted.
9. GOVERNING LAW & JURISDICTION:
This agreement shall be governed by the laws of India and subject to the exclusive jurisdiction of the competent civil courts situated at Bengaluru.
10. WITNESS EXECUTION:
